Precast concrete construction is a building method in which structural components are produced away from the project site and subsequently transported, positioned and connected on-site. It can provide a faster, more controlled alternative to casting every concrete element at the construction site.

Gatun Lake Construction installs precast concrete systems for residential developments, apartment buildings and other projects throughout Panama. Our experience includes BeachWalk and the Oasis apartment villas at Playa Caracol, Towers A and B of the Miguel “Mickey” Sierra housing complex in San Miguelito, and a residential development in Las Mañanitas.

What Is Precast Concrete Construction?

Precast construction separates component production from on-site assembly. Depending on the structural design, the system may include walls, floor elements, beams, columns, stairs and other concrete components.

While foundations and site infrastructure are being prepared, precast elements can be manufactured under controlled conditions. Once the site is ready, the elements are delivered in a planned sequence and installed using lifting equipment.

This coordinated process can shorten the structural phase, reduce the amount of formwork required on-site and create a more orderly construction environment.

Why Developers Use Precast Concrete in Panama

Faster structural assembly

Precast elements arrive ready for installation. Repetitive walls, floors and structural components can be assembled systematically instead of being formed, poured and cured individually at the project site.

How the Precast Construction Process Works

A successful precast project begins well before the first panel reaches the site.

Design coordination

Architectural, structural and building-services requirements are coordinated with the precast system. Panel dimensions, openings, connection details, reinforcement and installation tolerances must be resolved early.

Component planning

The project is divided into elements that can be manufactured, transported and lifted safely. Repetition is used where it improves production and installation efficiency.

Off-site production

The components are cast and cured in a controlled production environment. Required openings, embedded items and connection points are incorporated according to the approved design.

Site preparation

Foundations, access routes, crane positions and delivery areas are prepared. Accurate foundation and connection work is essential because the precast elements must align with the completed site structure.

Delivery and installation

Elements are transported according to the erection sequence, lifted into position and connected. Installation requires careful coordination among the manufacturer, transporter, crane operator, engineering team and erection crew.

Inspection and completion

Connections, alignments and tolerances are checked throughout assembly. The structure then proceeds to sealing, services, finishes and the remaining construction phases.

Precast Concrete and FRESH® Are Different Building Systems

Precast concrete construction is not the same as Gatun Lake Construction’s FRESH® Building System.

Precast construction uses factory-produced concrete elements and is particularly well suited to projects where structural mass, repetition and rapid assembly are important. Examples include apartment buildings, multifamily developments and groups of standardized homes.

FRESH® is Gatun Lake Construction’s proprietary lightweight kit-of-parts system. It is designed primarily for adaptable, efficient homes and villas.

The correct choice depends on the building type, structural requirements, site access, architectural design, number of repeated units and project objectives. Gatun Lake Construction works with precast, FRESH® and conventional construction so that the method can be selected around the project rather than forcing every project into one system.

Precast Concrete Experience Across Panama

Gatun Lake Construction has applied precast construction in coastal, urban and community housing environments.

At BeachWalk in Playa Caracol, our scope includes the installation of more than 1,400 prefabricated concrete elements for a multi-tower residential development.

At Playa Caracol Oasis, we installed eight three-story apartment villas. Each building contains four apartments and a penthouse.

For the Miguel “Mickey” Sierra project in San Miguelito, Gatun Lake Construction installed approximately 500 precast elements for Towers A and B.

In Las Mañanitas, our team installed precast panels for 15 houses, completing an entire residential street in coordination with SCI Prowall.

These projects demonstrate how the same construction principle can be adapted to beachfront apartments, urban towers and low-rise residential communities.

Is precast concrete suitable for apartment buildings?

Is precast concrete faster than conventional construction?
